Free for owners, buyers, renters and landlords. Providers pay a fee only when they win work, shown on the quote. We take no success fee and no fee for introducing a buyer or tenant. Information about English law, not legal advice.

England-ready. Written for the law after 1 May 2026.

Ask-first. No spend, no signature, no commitment without your yes.

Your bank. Rent and deposits never pass through us.

Anyone on your team. Gas engineer, cleaner, referencing, even an agent.

Homes to rent and for sale, direct from the owner.

Every advert states the key facts. The person advertising has been checked. No fees to tenants and no bidding on rents.

Help on demand

Letting, selling and maintenance, on demand. Every decision stays yours.

The AI answers first and does the paperwork. A vetted Property PA or a local provider does the rest, when you say so. Everything lands in one record, and the fee comes out of the provider's side, never yours.

The AI answers first

Enquiries on your advert get a first reply from the assistant, from the advert's facts only. Viewings and offers go to you or your PA.

Hire a Property PA

A person for the jobs you tick, monthly, hourly or per task. You choose the jobs and agree the price.

Book now

Name your price for a viewing, a key handover or a gas check. The first provider nearby to accept gets it.

Check your agent's paperwork

See which duties are proven and which are missing. If an agent helps you, send them one link and they can upload the proof.

What the PA does

One shared record per home: landlord, agent, tenant and trades see the same file.

Upload anything. Say anything. The PA reads it, files it, remembers the dates, and does the legwork with the people you choose.

Reads your paperwork

A gas certificate, a bank statement, an invoice, a photo of a letter. It knows what it is, files it against the property and pulls out the dates and amounts.

Keeps every date

Gas safety, EICR, EPC, deposit protection, the rent-increase window, the database deadline. It shows what's due on your dashboard and books the fix when you say yes. It fills in the forms for you: Form 4A for a rent rise, the deposit details, the advert.

Watches the rent

Sees rent land in your own account from a bank feed or a statement, and tells you when a payment is late, with a polite reminder ready for you to send.

Runs repairs

Tenant reports it with a photo. The PA briefs your contractor, gets the quote, asks you to approve, schedules, and rates the job when it is done.

Portals for tenants and trades

Tenants see their tenancy, certificates and documents and report repairs. Contractors see only the jobs you give them.

Knows the law, sends you to a human

Date-stamped guides to English law. For possession or a dispute it points you to a solicitor or a landlord association. Information, not advice.

You decide, it does the work

Does the PA spend, sign or commit you without asking?

Every action that costs money or binds you comes to you as a yes/no card. Switch any of them to "just do it", with a spending cap, when you trust it.

Asks first

  • Book a contractor or engineer
  • Approve a repair quote
  • Order referencing
  • List on portals
  • Send a notice
  • Accept a pet request

Never decides

  • Which tenant to choose
  • What the rent should be
  • Signing anything
  • Deposit deductions
  • Starting possession

How it works

Three steps, then the PA does the legwork.

  1. Add your property and upload what you have

Address, tenancy, certificates, a bank statement. Photos of paper are fine. Or just tell the PA in a message.

  2. The PA reads it, tracks it and drafts the follow-ups

It files everything, spots what is missing or expiring, and does the legwork with your tenants and your team.

  3. You tap yes only when it is your call

Spending money, choosing a tenant, signing: always you. The PA prepares everything else for your yes, and you can see it all.

Renters' Rights Act: what changed for landlords

The Renters' Rights Act came into force in England on 1 May 2026. Section 21 is gone, every tenancy is now periodic, and rent rises follow one procedure. Here is what a self-managing landlord actually has to do differently.

Checked 29 Sept 2026

The assured periodic tenancy explained

Every private tenancy in England is now an assured periodic tenancy. What that is, how it starts, how it ends, and what your agreement can and cannot say.

Checked 29 Sept 2026

How to raise the rent (once a year, section 13)

In England you can raise the rent once every twelve months, by a section 13 notice on the prescribed form with two months' notice. Here is the procedure and what the tenant can do about it.

Checked 29 Sept 2026

Deposits: the cap, the 30 days and the prescribed information

A tenancy deposit in England is capped at five weeks' rent (six weeks when the annual rent is £50,000 or more), must be protected in a government-approved scheme within 30 days of receiving it, and the tenant must get the prescribed information in the same 30 days. Miss that and a court must order you to pay one to three times the deposit.

Checked 13 Oct 2026

The certificates every let needs (gas, electrical, EPC, alarms)

A private let in England needs a gas safety record every year, an electrical report every five years, an EPC rated E or better, and working smoke and carbon monoxide alarms. What each one is, how often, and what happens if you let without it.

Checked 29 Sept 2026

Landlord compliance checklist (England)

Every legal check for a private let in England in one list: gas, EICR, EPC, alarms, deposit, right to rent, the information sheet and the landlord database.

Questions landlords ask

Is LevelMoves a letting agent?

No. It is software that works for you. You stay the landlord with every duty; the PA reads your papers, notes the dates, prepares the follow-ups and books the work, and asks you before anything that spends money or commits you.

Does it collect the rent?

No. Rent and deposits go to your own bank account. The PA sees that rent arrived from your bank feed or a statement you upload, and marks it late when it does not. We never hold or move money.

Will it choose my tenant or set my rent?

Never. Choosing a tenant, setting the rent, signing, deposit deductions and possession are always your decisions. The PA collects the evidence and presents it.

What if I still want an agent for some things?

Add them as a team member and give them just that job, such as viewings. They see only what you assign. Contractors, cleaners and referencing firms work the same way.

Is it up to date with the Renters' Rights Act?

Yes. Every guide is written for England after 1 May 2026 and shows the date it was last checked. The PA tracks the once-a-year rent window, notice periods, the written statement and the landlord database deadline for your region.

How much does it cost?

Nothing, for any number of properties. Providers who win work through it (a referencing firm, a photographer, a gas engineer, an agent) pay us a disclosed fee that is shown on every quote. Use your own contacts and we earn nothing.

Add your first property in two minutes.

No card, no contract. Upload what you have, or just tell the PA about the place. It takes it from there.
